Termites in a New Home Within a Year: Why It Happens

IPest Team Updated Termite Treatment

You moved into a newly built home, and within months you see mud tubes or swarmers. It is frustrating and surprising, but it is more common than people expect. A new building does not guarantee protection, and the causes are usually traceable.

This guide explains why it happens and what to do.

The short answer

Termites appear in new homes when pre-construction soil treatment was skipped, done incorrectly or only partly, when the treated soil barrier was later disturbed by digging, plumbing, landscaping or paving, when untreated wood or boards were used in interiors, when wood debris was left buried in the soil, or when moisture problems attracted termites. Termites can also enter through gaps around pipes and joints. The fix is to identify the entry route, treat the building and ask the builder what treatment was done.

Common reasons

  1. No or poor pre-construction treatment: Missed stages, diluted chemicals or incomplete coverage.
  2. Disturbed barrier: Later work broke the treated soil layer.
  3. Buried wood and debris: Formwork and timber left in the soil attracted termites.
  4. Untreated interior woodwork: Plywood, MDF and timber that termites can attack.
  5. Moisture: Leaks, poor drainage and damp walls.
  6. Entry gaps: Pipe and conduit penetrations and expansion joints.
  7. Nearby colonies: Termites in surrounding soil or neighbouring plots.

What to check

  • Where the signs are: wall bases, door frames, wardrobes or garden structures.
  • Whether the builder gave you an anti-termite treatment certificate and warranty.
  • Whether landscaping or plumbing work happened after the treatment.
  • Whether there are leaks or damp areas.

What to do

  1. Photograph the signs and keep records.
  2. Check your sale agreement and warranty documents.
  3. Inform the builder or developer in writing, if a warranty or defect liability period applies.
  4. Get an independent termite inspection.
  5. Arrange post-construction treatment, such as drill-and-fill.
  6. Fix moisture and seal gaps.

The builder's role

Many builders offer a defect liability period, and some give an anti-termite warranty. Check your agreement. Written reports and photos strengthen your case if you ask the builder to take responsibility.

Preventing recurrence

  • Treat the structure and perimeter.
  • Use treated interior materials.
  • Avoid wood touching soil.
  • Keep records and schedule yearly inspections.

When to call a professional

Call as soon as you see signs. In a new home, early treatment is easier and damage is usually limited.

Frequently asked questions

Is a new home protected automatically?

No. Protection depends on proper pre-construction treatment, which is not always done well.

Should I contact the builder?

Yes, in writing, particularly if a warranty or defect period exists.

Can I treat it myself?

Professional treatment is more reliable.

Will the warranty cover repair?

It depends on the terms. Read them carefully.
