Termite Risk in Apartments with Wooden Flooring

IPest Team Updated Termite Treatment

Wooden and engineered flooring brings warmth to an apartment, but it also adds a large area of wood that is hard to inspect. Because it sits on the concrete slab and is covered by skirting and furniture, damage can develop for a long time before showing.

This guide explains how risky it is in an apartment and how to reduce the risk.

The short answer

The risk of termites in wooden flooring in an apartment is highest on the ground floor and lower levels, in homes with damp, leaks or cracks in the slab, and where the floor is installed over untreated battens or underlay. Upper floors are lower risk but not immune, particularly with leaks. To reduce risk, treat the slab and walls before installing, use treated or termite-resistant flooring and underlay, install a moisture barrier, keep the floor dry, leave expansion gaps sealed and inspect yearly.

Which apartments are more at risk

  • Ground-floor and lower-floor units.
  • Apartments with damp walls, leaking pipes or terrace seepage.
  • Buildings with a history of termites.
  • Floors laid over wooden battens or untreated underlay.

Before installation

  1. Inspect the apartment for termite signs and treat if needed.
  2. Fix leaks and damp, and let the slab dry.
  3. Check the slab for cracks and seal them.
  4. Choose treated or resistant flooring, and ask for documentation.
  5. Use a moisture barrier or damp-proof layer under the floor.
  6. Avoid untreated wooden battens, or use treated or non-wood alternatives.

During installation

  • Seal edges and cut ends.
  • Leave expansion gaps as the manufacturer advises, and cover them properly with skirting.
  • Keep offcuts and debris out of voids beneath the floor.
  • Take photos of the sub-floor before covering it.

After installation

  • Keep the floor dry. Wipe spills and avoid wet mopping.
  • Check skirting and floor edges for mud tubes and gaps.
  • Listen for hollow sounds and look for buckling.
  • Inspect yearly, especially after the monsoon.
  • Fix leaks promptly.

Warning signs

  • Hollow sounds, soft spots or sagging boards.
  • Buckling, bubbling or lifting.
  • Mud tubes on skirting or walls.
  • Frass or wings near the floor edges.

When to call a professional

For a new installation, involve a termite specialist beforehand. If you see signs, call them promptly, since damage under flooring is often more extensive than it looks.

Frequently asked questions

Is laminate safer than solid wood?

Neither is immune. Treatment, moisture control and installation quality matter more.

Do upper-floor apartments need to worry?

Less so, but leaks and untreated wood can still create a risk.

Can I install over an old floor?

Check the old floor and slab for signs first.

How often should I inspect?

At least yearly.
