Termite-Proofing During Interior Work: A Homeowner's Checklist

IPest Team Updated Termite Treatment

Interior work is the one time when walls, floors and wood are open and accessible. A few extra steps now can protect the investment you are making in wardrobes, kitchens and paneling. Once everything is closed up, fixing a termite problem is far harder and more expensive.

This checklist is for homeowners to use with their designer, carpenter and pest control provider.

The short answer

To termite-proof during interior work, have the property inspected and, if needed, treated before woodwork starts; choose treated or termite-resistant boards and timber; seal all cut edges and joints; use moisture barriers between wood and walls or floors; avoid wood-to-floor and wood-to-soil contact; fix leaks and damp first; leave inspection access; and keep documents for materials and treatment. Check the work at each stage rather than only at handover.

Before work begins

  1. Get a termite inspection of the property, especially ground-floor and older units.
  2. Treat the soil, walls and floors if signs or risks are found.
  3. Fix leaks, seepage and damp walls.
  4. Seal cracks, expansion joints and pipe openings.
  5. Agree on materials and termite protection with your designer in writing.

Materials

  • Choose treated or termite-resistant timber and boards, and ask for supporting documents.
  • Use moisture-resistant boards in kitchens, bathrooms and external walls.
  • Consider non-wood alternatives for base units and skirting in high-risk areas.
  • Check that treatment is applied to cut edges and surfaces on site.

During installation

  1. Seal all cut edges, drilled holes and joints.
  2. Apply a barrier between wood and walls or floors where recommended.
  3. Keep wooden units slightly off the floor using sealed supports.
  4. Avoid burying timber in plaster or concrete.
  5. Remove timber offcuts and debris from the site daily.
  6. Photograph key stages for your records.

Before handover

  • Check for gaps between units and walls and seal them.
  • Ask for access panels or removable backs to key units.
  • Collect documents: material specifications, treatment certificates, warranty.
  • Schedule a post-installation inspection.

After you move in

  • Inspect yearly, and after the monsoon.
  • Keep furniture slightly away from damp walls.
  • Fix leaks promptly.
  • Report any mud tubes, wings or bubbling laminate.

When to call a professional

Bring the pest control provider in before woodwork begins. Ask for a written plan and a warranty that applies to the interior work.
