How to Read an Anti-Termite Warranty Before You Sign

IPest Team Updated Termite Treatment

A termite warranty can be reassuring, but its value is in the details. Two warranties that both say "10 years" can be very different in what they actually promise. Reading the document carefully before you sign, and asking about anything unclear, can save disputes later.

This guide lists the clauses to look at. It is general information and not legal advice.

The short answer

Before signing an anti-termite warranty, check who is giving it, what property and areas it covers, the start date and duration, exactly what the provider will do if termites return, any repair or compensation limits, the conditions you must meet, the exclusions, how to make a claim and whether the warranty can be transferred or renewed. Make sure the treatment details, such as chemical and method, are recorded, and that all promises made verbally are in writing.

Clauses to check

  1. Parties and property: Correct names, address and the areas treated.
  2. Treatment details: Date, method, chemical and quantity used.
  3. Duration: Start and end dates, and whether it renews.
  4. Coverage: Re-treatment only, or repairs and compensation too. Any financial limit.
  5. Conditions: Inspections, maintenance, moisture control, soil disturbance, structural changes.
  6. Exclusions: What is not covered, such as untreated areas, furniture or other pests.
  7. Claim process: Who to notify, in what form, and response time.
  8. Inspection schedule: Frequency and whether it is free.
  9. Transfer: Whether it passes to a new owner.
  10. Cancellation and voiding: What makes it invalid.
  11. Costs: Any fees for renewal, inspection or claim.

Red flags

  • Vague wording such as "full protection" with no definitions.
  • No record of the chemical, method or area.
  • Many conditions that are hard to meet.
  • No mention of how to claim.
  • Promises made verbally but missing from the document.
  • Pressure to sign immediately.
  • Provider cannot be identified or contacted.

Questions to ask

  1. Can you explain what happens if termites reappear in year two?
  2. What exactly voids this warranty?
  3. Is any damage repair included, and up to what amount?
  4. Are annual inspections required and who pays?
  5. Can the warranty be transferred if I sell?

After signing

  • Keep the warranty, treatment certificate and invoice together.
  • Note inspection dates and keep reports.
  • Photograph the property condition at the time of treatment.
  • Avoid actions that might void the warranty without checking first, such as altering the soil near the foundation.

When to call a professional

If a clause is unclear, ask the provider to explain it in writing. For high-value properties, consider having the document reviewed by someone with legal experience.

Frequently asked questions

Is a verbal promise enough?

No. Get it in writing.

What if I cannot meet the conditions?

Ask for changes before signing, or choose another provider.

Does the warranty cover damage to furniture?

Often not. Check the exclusions.

Can I claim if the provider has changed?

That depends on the terms and the provider's status. Ask in advance.
